What is the Hometown Heroes program?
It’s Florida’s down payment and closing cost assistance program for full-time employees of Florida-based companies.
Who qualifies for the program?
Anyone working full-time for a Florida-based employer, regardless of job title or profession.
How much assistance can I get?
Up to 5% of your loan amount, capped at $35,000, in a 0% interest deferred second mortgage.
Do I need to repay the assistance?
Only if you sell, refinance, or move out of the home—it’s not a monthly payment loan.
What types of loans qualify?
FHA, VA, USDA, and Conventional loans are eligible under HTH.
Is this based on my household income?
No. Income limits apply to the borrower only—not the full household.
Can I own another home?
No. You must be a first-time homebuyer (not owned a home in the past 3 years).
Can I use other assistance programs too?
Not with other Florida Housing DPAs, but some local grants may be allowed.
What's the difference between TBA and Bond?
Bond has stricter timelines and rate locks. TBA offers more flexibility. Both provide the same assistance structure.
Are interest rates fixed?
Yes. Rates are fixed for 30 years and generally below market levels.
What happens if I change jobs after closing?
You’re fine—eligibility is based on employment at the time of closing only.
What types of homes are eligible?
1–4 unit primary residences. Manufactured homes only allowed with VA or USDA loans.
Is homebuyer education required?
Yes, from a HUD-approved provider. Must be completed before closing.
Do both borrowers get separate assistance?
No. Only one second mortgage is issued per transaction, regardless of how many borrowers qualify.
What credit score do I need?
Minimum 640 for most loans. Some conventional loans may require 680.
Are income limits the same everywhere?
No. Limits vary by county and loan type. Check your specific area.
What fees are involved?
$400 compliance fee, $75 MCC fee, plus standard lender fees may apply.
What documents do I need to apply?
VOE, recent pay stubs, credit report, signed certifications, and homebuyer education certificate.
